1031 Tax Exchange

July 16th, 2008 lily Posted in Others No Comments »

My uncle living in America wanted to sell his real estate because he planned to purchase a bigger house. About the tax issue, he has inquired many experts and got to know that under Internal Revenue Code (IRC) Section 1031, a real property owner can sell his property and then reinvest the proceeds in ownership of like-kind property and defer the capital gains taxes. To qualify as a like-kind exchange, property exchanges must be done in accordance with the rules set forth in the tax code and in the treasury regulations. Since the amount of tax was enormous if my uncle wanted to sell his house to another, he has been hesitant about whether sells it or not. If he does, the money he gets after tax payment will be little. It means he can’t afford a better house.

Then one of my uncle’s friend introduced him a very useful website called 1031exchangealliance.com, which is considered one of the best-kept secrets in the Internal Revenue Code.

The 1031 exchange can offer significant tax advantages to real estate buyers. In a typical transaction, the property owner is taxed on any gain realized from the sale. However, through a Section 1031 Exchange, the tax on the gain is deferred until some future date. But you have to notice that the like-kind exchange under Section 1031 is tax-deferred, not tax-free. So you still have to pay the tax. Even though, it will help many people who are in desperate need to collect money. If you want to know more detail, pls check their website then you can learn a lot about real estate and 1031 tax exchange.

Volunteers in Beijing

July 8th, 2008 lily Posted in Others No Comments »

As we know, between August 2006 and April 2008, the Beijing Olympic Volunteers Program has recruited 1000,000 volunteers. 70,000 are needed for the summer Games and 30,000 for the Paralympics, according to officials form the Beijing Olympic Volunteers Co-ordination Office Group (BOCOG). Under BOCOG rules, anybody aged 18 and over in April 2008 can be a volunteer. They will work across a wide spectrum of duties, including protocol reception, translation, transport, security, medical service, spectators guiding, communication and so on. BOCOG also set up four volunteer project. They are Towards Olympics Voluntary Service Project, Olympic Games-time Volunteer Project, Paralympics Games-time Project and BOCOG Pre-Games Volunteer Project.

The Games-time volunteers are expected to come mainly form universities in Beijing, but all Beijing residents, members of various ethnic groups form around the country, compatriots form HK, Macao and Taiwan, overseas Chinese and foreign citizens are also welcome to apply.

Certainly, volunteers will have to abide by China’s laws and regulations, meet age and other requirements set by BOCOG, have the ability and qualifications required for the designated posts, be ready to provide unpaid services to the Beijing Olympic Games, and accept BOCOG’s leadership and management.

Finally we can see, it is proud to be a volunteer. It is challenging to be a volunteer. It is also toilsome to be a volunteer.

Miraculous life

June 7th, 2008 lily Posted in Others No Comments »

dscn3112.JPGLife could be fragile, life could be invulnerable. Life is reverent meanwhile.
26 days have passed since the disaster shocked and claimed tens of thousands of people’s lives. People buried under the debris were rarely considered alive, but life was so strong as to be preserved 26 days, or over 400 hours. What made those people hold fast to their weak breath? Iron will, I think. They had an iron will which leaded to a strong belief. “I must live despite of any difficulties.” Finally, they got rescued by the soldiers. These honorable servicemen deserve our respect as well for they were not willing to give up life. “It’s people that fed you. Now, they are in trouble. Think of it. What will you do? ”This is what our respectable Prime Minister Wen said to these servicemen. These soldiers adhered to this belief throughout the relief work.
These soldiers and life-holders gave us a lesson on what the essence of life was and how to regard it. “Thank you.” This is all I can say to them. Any more words would be affected.
Therefore, cherish life.

Don’t know how to say

May 23rd, 2008 lily Posted in Others No Comments »

I have seen the drama
But I don’t  believe that tragedy would be true
I have heard great earthquake once
But I won’t want to see it once more

Then what I say ,it’s not a word can tell
Yes, people pray, pray for the well
Pray for the love ,the blessings
and ,and everything

And in the disaster
The survivors and the savers
They touched our ordinary people
So deeply, so convulse

There’s nothing they show
There’s how they are
What they are
Used to be, being , and will be

And they show everything
There’s love , there’re blessings
There’s sacrifice, heart breaks
So there’s moving

Desultory stream of thoughts

May 8th, 2008 lily Posted in Others No Comments »

Having forgotten when exactly the remark registered itself on my eyeballs, I still recall it to the effect that English so abundant in vocabulary and so beautiful in rhythm, is almost second to none of the other living languages, globally and historically. It is not untrue, to some extent. Yet I believe that the person who voiced this version must be an Englishman or an English-fan with giant fervor and also favor. Anyone, who has delved into the recesses of one language and has been carried away by her irresistibly fetching bearing, must fall naturally into sweat love with her, who this person thinks is dominant over others in all aspects. This is forgivable and we are not justified in criticizing how extreme and sentimental such points are. All we must perceive is to use objectiveness for observation. Based on this way, we can find everything owns merits and demerits. Language is no exception.

The glow of any language can burst into great flame when it comes to its strong points. Here let us devote our words to the superiorities of English. After comparison between English and other languages, we find idiom is one of the brightest stars in the heaven of English. It is canny and cunning, full of profound connotation. Here are several instances for illustration:

1, During the last debate, Professor William turned the tables on his opponent. “Turn the tables” means not “make the table turn”, but “change the situation, you are in the stronger position”.

2, The boutique I have been running for only three months proves to be a real cash cow. That means this business brings me a lucrative profits.

3, Although we are beaten by fucking men with the score nil to five at the first half of the match, we never throw in the towel. That is to say we never admit that we have been defeated and stop trying to turn the tables at the second half.

4, When you don’t want to come to the main point quickly and don’t want your listeners to get what on earth you are going to talk about, you can just beat around the bush. And I think you will surely drive your listeners up the wall. Sometimes you can do so, but in some cases that your listeners are dying to know, you mustn’t. After all, you should also think yourself into the shoes of theirs.

5,My roommate told me that he got out of bed on the wrong side yesterday. I asked with great confusion which side is right for us to get on the bed.

6.The other day I came across one of my previous friends in the street. He was extremely happy to meet me, and invited me to a dinner, so square and substantial. Over the table he told me that he made a killing last year. Listening to that I sat up at what he said, and immediately my hair stood on end.

7,One of my classmates, with nothing but prefect physical handsomeness, described me how charming he is. Every time he goes to the classroom for study, some girls always bat their eyelashes to him. Nevertheless, his reaction is turn up his nose at them, because they are not sexually stunning enough to look at.

Well, interesting, isn’t it? So let us pay more attention to idiom and enjoy it.

Trusted Tours & Attractions

March 24th, 2008 lily Posted in Others No Comments »

Last year, during my winter vacation, a group of my friends planned to talk a really fantastic break and enjoy our beautiful holiday. We booked the tickets of City Lights Twilight Cruise of New York and Metropolitan Museum of Art on the website Trusted Tours & Attractions because we wanted to experience the magic of “the city at night” as we cruise gracefully past the skyline as it comes to life at sundown.

I can say that this 90-Minute City Lights Twilight Cruise was the perfect appetizer for our night out on the town, which was so great that I will never forget. As the sun sets and the dazzling reflections on the buildings become darkened, the city, so much alive during the daytime, transforms into a vibrant visual experience featuring thousands upon thousands of lights dancing across the Manhattan skyline. It’s a Moment in Time you will not soon forget. At this very moment…Life could not be any better or more beautiful. At this very moment, I want to become a bird hovering in the sky and never leave.

The site Trusted Tours & Attractions, which provides easy and safe online ticketing for numerous sightseeing tours, attractions and museums, really helped us a lot through the trip. So I strong recommend it to you guys.

Can you hear me

March 13th, 2008 lily Posted in Others No Comments »

Can u hear me ooo! Baby
U never make me so crazy

Last week when I went to the trip
your memories let my tears to drip
then ur words wrapped around me a grip
else my tears do let the sky to rip

Can u hear me ooo! baby
U never make me so crazy

Last night when I slept so early
u came in my dream and sat nearly
I felt ur warm touch very gently
u kissed me, I knew caressingly

Can u hear me ooo! Baby

I wish I could be your tears
or what more could I ask here
just born in your eyes dear
and die on your lips mere

Can u hear me ooo! baby
u never make me so crazy

I love u the way u love me
I do not know how it to be
a blue sky or the widest sea
That is what I want to be

Can u hear me ooo! Baby
u never make me so crazy
